Our take

This one is a shell, not a kit experience. Tab-and-slot plywood, 1:12 scale, 17 inches wide — bigger than any laser-cut room box at similar money — but you buy every drop of paint, every sheet of wallpaper and all the furniture yourself. Right for decorators who already collect 1:12 furniture. Wrong for anyone who needs pictures: a buyer on Greenleaf's page called the illustration-free instructions confusing, and there is no published piece count or build time.

What works

  • True 1:12 scale (one inch = one foot) at 17" W x 11" D x 18" H — a far larger finished house than any of the Asian laser-cut room boxes here, for the same money
  • Blank canvas by design: unpainted and unfinished wood means you choose every paint, wallpaper and finish rather than gluing down printed parts
  • Tab-and-slot all-wood construction needs only glue — no screws, no wiring, no proprietary parts
  • Made by a US manufacturer operating since 1947 and sold factory-direct from its own store

What to watch for

  • The instructions have no illustrations — a buyer on Greenleaf's own product page said they wished the instructions came with pictures and found the wording confusing
  • Nothing is included beyond the shell: no paint, no furnishings, no decorations, no lighting or electrical, so the true cost is well above the kit price
  • No published difficulty rating, piece count or build-time estimate, so you cannot plan the project from the listing
  • Rated 14+ and described as an adult hobby kit; reviewers say it takes patience rather than skill, but it is not a guided evening project
